Your car is gone. Who do people actually call? (And what a tow-away sign is really worth)

Here is something most people never think about until it happens to them: a driver walks out of a building, the car is gone, and the first thing they do is call the police. Not the property. Not the sign. The police.

And that call is usually where the story ends quietly. Tow operators report the vehicles they remove, each removal gets a reference or incident number, and the officer on the phone can tell the caller which company has the vehicle and where to reach them. The driver gets an answer in a couple of minutes, whether or not they ever noticed a sign on the way in.

So if signs are not the only way a driver finds their car, what is a tow-away sign actually worth? More than most property managers think, just not for the reason they assume.

A sign is not paperwork. It is a filter.

A tow-away sign does its best work on the cars that never get towed. The commuter eyeing your plaza for the GO train. The contractor deciding where to leave the van for six hours. The neighbour whose second vehicle is looking for a permanent home. A visible sign sends those people somewhere else before they cost you anything.

That is the quiet win: every vehicle deterred is a space kept, a complaint you never receive, and a call you never have to make.

What good signage buys you

  • Fewer repeat offenders. People who park where they should not tend to do it again until something changes the math. A sign changes it on day one.
  • Shorter conversations. “The lot is posted” ends a debate at the door that would otherwise land on your desk, or the board’s.
  • Calmer residents and customers. Legitimate visitors see the rules and use the visitor spots properly, instead of guessing.
  • A professional look. A clean, current sign with a 24/7 number says the property is managed. A faded sign from a company that no longer exists says the opposite.
  • No cost to you. We supply and install the signs, and we maintain them. There is no fee to the property and no invoice for a tow — only the owner of the vehicle pays.

And if your lot has no signs at all?

Plenty of the properties we serve have no signage, or have signs that went up years ago under a different manager. That does not stop us from helping and it does not have to stop you from calling. Private property is private property, and the owner or manager decides who may park there. We tow at posted lots and unposted lots every week across Vaughan, Richmond Hill and Markham.

Signage rules are not identical from one municipality to the next, and they change. Vaughan, Markham and Brampton each take their own approach to private property enforcement. Mississauga and King handle it differently again. Richmond Hill and Newmarket look different still. Nobody expects a property manager to track eight sets of local rules on top of everything else in the building.

That part is our job. Give us the address and we will tell you what makes sense for that lot, in that city, and take care of it.

The phone number question

Managers often ask whether the towing company’s name and number have to appear on the sign. In some places it is expected, in others it is not, and the answer depends on where the property sits. Practically speaking, a driver who calls the police is told which company removed the vehicle regardless, because the removal is on record with a reference number. Putting our 24/7 number on the sign simply saves everyone a step: the driver calls us directly instead of calling your office, your security desk, or the board president at 11 p.m.

The three-minute version

  • Signs work best before a tow, by deterring the parking you do not want.
  • A missing or outdated sign does not leave a driver stranded — removals are reported and traceable through police.
  • Rules vary by city; we check your address and handle that part.
  • Signs and installation cost the property nothing, and neither does a tow.

Want your lot looked at?

Send us the address. We will walk the lot, tell you where the problems actually are (it is usually not where people think), and put up what that property needs. If you already have signs, we will tell you honestly whether they are doing anything for you.
